Yakima sits in a valley where the town stops and the orchards start, sometimes on the same block. West Valley and the streets running off Nob Hill Boulevard back onto fruit ground, and Terrace Heights looks down over the whole basin from the east side. This is a rain shadow city and the dryness is the whole story. Very little rain falls to rinse anything away, so dust simply accumulates on the glass. Field and orchard work stirs fine soil into the air, sprayers leave residue through the growing season, and harvest traffic on gravel roads sends more of it drifting toward houses on the valley edge. Summer irrigation then bakes mineral spray onto sun heated panes.
Without a natural rinse cycle, exterior windows here need a real wash more often than newcomers expect. We flood the dust off before a squeegee touches anything, since dry dust plus pressure is how glass gets scratched. Mineral spotting from irrigation is treated as its own step. Screens hold a remarkable amount of valley dust, so they come out and get washed rather than brushed off in place.
More often than people moving here from the west side expect. Rain is what rinses glass, and this valley gets very little of it, so airborne soil just keeps layering up. Three visits a year is common for homes near open ground or orchards, twice a year for those in town with shelter around them. Commercial frontage on the busier streets usually goes monthly or quarterly.
It is worth thinking about if you live near fruit ground. Bloom in spring and the run of harvest traffic in fall both put a lot of dust and residue into the air, so a clean scheduled right in the middle of either one will not hold as long. In most cases yes. Summer irrigation spray drying on hot glass leaves mineral deposits that soap will not shift, so those panes get a dedicated treatment before the wash. Fresh spotting comes off readily. Deposits that have baked on across several seasons can etch into the surface, and where that has happened we will show you and explain the limit rather than overselling the result.
