Split level homes are the signature here, and they change the shape of a window cleaning visit. Across much of Westminster, particularly the neighborhoods built through the 1970s and 1980s between Sheridan and Wadsworth, the standard house steps up in half stories, which puts bedroom windows just above a lower roof line and gable glass above that. Reaching them safely means working off the lower roof or setting a ladder on a slope, and it is why we walk a property before quoting.
The newer side of the city looks nothing like that. Along the US 36 corridor and around the redeveloped downtown district, the buildings are contemporary apartments, offices and ground floor retail with large flat glass that cleans fast and predictably. We group those commercial stops together outside business hours, then spend the residential portion of the day working the hillier neighborhoods toward Standley Lake and the Big Dry Creek greenbelt.

The stepped roof lines that define Westminster housing also decide where dirt collects. Snow slides off an upper roof onto the lower one, then melts and runs across the shingles before dripping down the windows just below, carrying granules and roof grit with it. That leaves a distinct dirty band on the upper part of those panes that never appears on ground floor glass.
The hilltop subdivisions add wind. Sitting on higher, open ground between Denver and the foothills means fewer windbreaks and more dust settling on exposed elevations, and irrigation in summer leaves mineral spotting where sprinklers reach. We rinse the roof runoff residue rather than scrubbing it, since shingle granules are abrasive and will mark glass if dragged across it dry.
Carefully, and it depends on the house. Split levels put bedroom and gable windows just above a lower roof section, so we either set a properly stabilized ladder against solid fascia or work from the lower roof when the pitch and material make that safe. Where neither option is sound, we switch to water fed pole work from the ground. We assess this during the walk through, before we give you a number, rather than deciding on the day.
Roof runoff. On stepped roof lines, snow and rain from the upper section land on the lower roof, pick up shingle granules and asphalt residue, then run down over the windows directly beneath. The result is a gray band along the top of the glass that ordinary washing tends to smear. We rinse it loose first because those granules are abrasive, then clean and dry the pane and the frame separately.
Yes. The newer buildings near US 36 and around the redeveloped downtown area have large flat storefront and lobby glass, which we handle on a set rotation before opening or after close. Interior partition glass, door pushes and entry vestibules are usually included in those visits, since those are the surfaces customers actually touch.
