Westminster is flat, landlocked and fully built out, so almost all the variation sits in the buildings rather than the ground. Bolsa Avenue carries the busiest commercial glass in the city: restaurants, bakeries, display cases and plazas with long unbroken runs of storefront, much of it covered in signage right up against the pane. That work gets done early, before the plazas fill and the delivery trucks stack up behind them.
The residential side is largely 1960s tract, single story homes on rectangular lots with aluminum sliders, a patio door at the back and modest front windows. Restaurant glass is the local specialty problem. Kitchen exhaust and fryer vapor drift out the back of a building and settle on nearby windows as a greasy film that grabs dust and holds it there. On a busy plaza, storefronts two or three doors down from a working kitchen pick up the same residue without ever cooking anything themselves.
Homes deal with a different mix: fine grit off the arterial streets, marine damp rolling in overnight from a few miles west, and sprinkler spotting on the low patio doors. We run a degreasing step on restaurant fronts before the normal wash, and treat mineral spots on sliders separately so the pane finishes evenly instead of in patches.
Yes, and it is a large part of what we do along the busy commercial avenues here. Kitchen vapor leaves a greasy layer that ordinary glass cleaner smears rather than removes, so those fronts get a degreasing step first, then a normal wash and squeegee. We schedule before opening or after close so the dining room is never working around a ladder. Door glass and interior partitions are usually included on the same visit.
That is the most efficient way to work a city this compact. Neighbors on the same block often book together, and grouping them means less travel time built into each quote. Most of the tract homes here are single story with a similar window count, so the crew can move quickly once they know the layout. If you want to organize a few houses, one person can coordinate the date and each household is billed separately.
With a degreaser and dwell time, not with pressure. Cooking residue is an oil film, so it needs something that breaks the oil down before a squeegee can carry it away. We apply, let it work, then wash and pull the pane clean in a single pass. Frames, door pushes and the lower corners where the film runs down get detailed too, since those are the areas customers actually stand close enough to notice.
