Most of West Valley City went up between the 1970s and the 1990s, and the housing reflects that: single story and split entry homes on generous lots, with aluminum and early vinyl sliders, plenty of screens and window wells that fill with whatever the wind brings. Areas that grew from the old Granger and Hunter communities still show older farmhouses and small early homes tucked among the newer streets, and those tend to need slower work.
The commercial side here is what really sets our routes. Along 3500 South and Redwood Road there is a long run of independent shops, restaurants and small service businesses, many of them family operated, and they generally want an affordable regular visit rather than a formal contract. We handle those before opening. The industrial and warehouse buildings on the west side of the city are a separate job again, usually high glass that has waited years for attention.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

Being the closest part of the valley to the lake bed matters here. When the wind comes out of the northwest across the exposed flats, it carries fine alkali dust into the west side of the valley, and that dust is not inert. It contains salts that hold moisture against aluminum and vinyl frames and slowly work on the finish, which is why frames here often look chalky before the glass does.
Industrial and rail activity on the west side adds a heavier particulate on top. Both need to be rinsed off rather than wiped, and frames and tracks need wiping down separately, not just the glass. Leaving that salty residue in the channels through a season is what causes the real long term damage.
Wind off the flats northwest of the valley carries a fine alkali dust that contains salts, and this side of the valley catches more of it than anywhere else. Those salts hold moisture against aluminum and vinyl and gradually dull the finish, so frames often look worse than the glass does. Rinsing them properly and wiping the channels out matters as much as cleaning the pane. Left in place through a season it does real damage.
Yes, and homes here usually need both. The building era across most of this city means full screens on sliders and plenty of basement window wells, and both collect wind blown dust that packs down over time. A clean pane behind a dirty screen still reads gray from the street. We remove and wash screens separately, clear the wells, and wipe the tracks before the glass gets finished.
Plenty of them. The shops and restaurants along the main corridors here are mostly independent and family run, and they need something affordable and consistent rather than a long contract. We set a simple recurring visit, usually monthly or every other week depending on foot traffic, and work before opening. Door glass and entry vestibules get the most attention since those are what customers actually touch.
