Downtown Waco has been rebuilt into a destination, and that changed what commercial window cleaning looks like here. Ground floor retail now fills buildings that sat empty for years, many of them early 1900s brick with tall display glass, cast iron columns and original transoms above the doors. Those storefronts see steady foot traffic and hand contact, so a good share of our commercial accounts here run weekly rather than monthly.
Residential work here is split neatly by the Brazos. On the west side, the neighborhoods tucked below the Cameron Park bluffs hold older houses on wooded, uneven lots where footing takes some thought. East and south of the river, and out toward Woodway and Hewitt, the housing is newer brick with standard windows and easier access. We route by riverbank to avoid bridge congestion, and we take on university area rental work in the weeks around each semester change.

Bottomland along the Brazos produces a fine silt that lifts easily once the ground dries out, and river fog on cool mornings settles it onto glass rather than letting it blow past. The result is a thin gray film that reappears within days on properties close to the water.
Local water is hard, so irrigation leaves mineral spotting on lower panes through the long warm season. Downtown the problem is different again: constant hand contact on entry doors, road film from traffic and cooking exhaust drifting onto neighboring frontage. We use a degreasing solution on street level retail, treat mineral deposits separately with a remover, and hand detail frames on the older buildings.
Most street level retail here does well on a weekly or biweekly cycle. Entry doors, push plates and low display glass collect hand contact all day, and that shows immediately under shop lighting. Upper glass, transoms and frames can go on a longer rotation, usually monthly or quarterly. We work before opening so nothing interferes with customers, and we can hold a fixed weekday slot so it never has to be rebooked.

It builds into a thin gray haze that returns quickly on properties close to the water. A hose rinse just moves it around. A proper wash with solution and a squeegee finish is what actually clears it.
Yes, and transoms are usually the part nobody has touched in years. Those early 1900s buildings often have painted wood or metal trim, aging glazing and glass set well above the door line. We reach them with poles rather than balancing a ladder in a doorway, keep water off aging trim, and clean the frame separately from the pane so nothing runs down onto freshly finished glass.
