Vancouver sits on the north bank of the Columbia and takes weather from two directions at once. Downtown and the Hough and Carter Park neighborhoods are full of early century bungalows with wood sash and enclosed porches, while Officers Row keeps a line of restored nineteenth century homes with tall paired windows. North of the freeway, Salmon Creek, Felida and Cascade Park run newer, with vinyl sliders and wide rear doors opening onto sloped back yards.
Because so much of the city commutes across the river, most residential routes run from mid morning through the afternoon, and the early slots go to commercial glass along Mill Plain and around the waterfront district. Addresses out toward the east county get grouped so nobody crosses town twice in a day. Spring and late summer fill first here, and the quieter stretch between them is usually when it is easiest to get the exact day you want.

The east wind out of the Columbia River Gorge is what sets Vancouver apart from the rest of the metro. It funnels down the river and drives grit and rain sideways into east facing glass, which is why one wall of a house can look filthy while the other three look fine. Winter delivers freezing rain on that same wind, and melting ice leaves mineral streaks behind on the panes.
East facing windows usually need the most attention, so we start there instead of working around the house in order. Grit gets flooded off before a squeegee ever touches the glass. Sliding door tracks on the newer homes collect a lot of wind blown debris, and we clear those along with the screens so the next storm does not wash it straight back down the door.
That is almost always the east wind out of the Gorge. It pushes grit and rain sideways at a consistent angle, so east facing glass takes the load while the sheltered walls stay comparatively clean. Homeowners often assume one window is failing when the exposure is doing it. We plan the visit around that wall, flooding the grit off first rather than dry wiping abrasive particles across the pane.
Twice a year suits most homes here, usually once in spring and again in late summer. If your house takes the full east wind, or you have a lot of glass facing the river, a third visit through the winter is worth considering because the grit and ice streaking build faster on that side. Commercial properties along the busier arterials generally run monthly or quarterly instead.
Yes, both are included. Newer homes north of the freeway have wide sliding doors that collect wind blown debris in the bottom track until the door drags. We vacuum and wash those channels, clear the drainage holes and wash the screens separately from the glass. Leaving the track packed means the next rain carries all that grit right back down the freshly cleaned door.
