Town 'n' Country grew quickly through the sixties and seventies, and the housing still shows it. Streets off Hillsborough Avenue and Waters Avenue are lines of low concrete block homes with a wide single pane picture window in the front room, aluminum sliders at the back and a carport or converted garage to the side. Those windows are large, low and easy to reach, which makes for efficient residential days when several homes on one street book together.
The northern and western edges work differently. Near Memorial Highway and the airport corridor the buildings turn commercial, hotels, office suites and business parks with glass entries and lobby walls, and that work happens outside business hours. Toward Upper Tampa Bay the neighborhoods back onto preserve and water, so rear elevations there face open ground with all the exposure that brings.

Sitting this close to Old Tampa Bay means humidity that never really breaks and a light salt reach on a west wind. Neither is dramatic, both are persistent. What you see is a dulling film on bay facing glass and mildew settling into shaded frames and screen channels, worst on the north side of a house that has trees above it.
Those big picture windows carry their own problem. A wide pane sitting low to the ground is right in the path of a lawn sprinkler, and around here that often means reclaimed water, which leaves a hard mineral band across the bottom third. Soap will not touch it. It needs dwell time and a treatment. Commercial glass along the highway corridor picks up road film instead, which is a detergent job rather than a mineral one.
Usually, and it depends how long it has been building. Those wide low front windows sit right in the sprinkler line, and irrigation water here leaves dissolved mineral behind when it dries in the sun. The band is bonded to the surface, so washing will not shift it. It needs a dwell and a treatment made for mineral. We check a corner before quoting, because glass that has carried it for years can be etched underneath the film.

The stretch along Memorial Highway and the business parks around it hold hotels, office suites and showrooms, and that work is entry glass, lobby walls and ground floor exterior windows on a recurring schedule. Most of it happens before opening or after close so guests and staff are not working around us. Traffic on that corridor puts road film on anything facing it, so those properties usually need a shorter interval than a side street business.
Yes, and the housing here suits it well. Homes on these streets tend to share the same layout and window count, so a crew that does one can move straight to the next without re measuring anything. Booking three or four houses on a street for the same morning keeps the travel cost out of each quote.
