Almost nowhere else in Texas was built around keeping its trees. The Woodlands was laid out to preserve the pine forest rather than clear it, and that decision shapes every visit we make. Homes in Grogan's Mill, Panther Creek, Cochran's Crossing and Alden Bridge sit under closed canopy, often with the drive curving in and the house set back among trunks, which means limited sight lines and very little open ground to work from.
Architecturally the range is wide, from 1970s cedar sided originals with tall clerestory glass to recent stone and stucco builds with two story window walls. Around the Waterway and Town Center, we work on office and restaurant glass, usually early in the morning or after the dinner service has ended. The trade off for all that canopy lands directly on the glass. Pine pollen in spring, needle litter year round, resin drip from limbs overhead and constant shade combine into a film that is part organic and part mineral. Shaded panes stay damp longer, which lets algae establish along the frame edges.
Because so much glass here sits under permanent shade, we treat frame and seal edges as part of the job rather than an afterthought. Tracks are cleared dry, growth at the corners is dissolved with a mild solution instead of forced out, and hardened resin is softened before removal. Skylights and clerestory glass, common on the older cedar homes, hold debris that a ground level rinse never reaches.
Yes, and on the older cedar sided homes here they are often the dirtiest glass on the property because nothing ever rinses them properly. Skylights collect needles, seed pods and a baked on layer of pollen. We assess roof pitch and material before deciding whether to work from the roof or from an elevated position, and we never walk a roof that is wet, brittle or steeply pitched without the right anchor points.
Heavily shaded elevations usually need attention two or three times a year, more often than the sunny side of the same house. Shade keeps glass damp for longer stretches, and damp glass grows a film that sun would otherwise dry out. If you only book once a year, schedule it for late spring after pine pollen has dropped, and ask us to focus the extra time on the north and east elevations.
We do quite a bit of commercial work in that area, mostly offices, restaurants and ground floor retail.
