Tamarac is mostly one story, mostly built between the late sixties and the eighties, and that shows up in the windows. The villages off Commercial Boulevard and around McNab Road still carry original awning and jalousie units, narrow horizontal slats that trap grime in the overlap and take real time to do properly. Most of those homes also have a screened Florida room out back, so the job is usually glass, screen and frame together rather than glass alone.
Because so much of the city is association housing for residents 55 and over, we work by community rather than by single address. A morning in the Mainlands or Kings Point means a block of homes on one route with one point of contact. Season changes the calendar too. A large share of our Tamarac schedule fills between November and April, and summer is when we get into units while owners are away.

The quiet problem in Tamarac is not dirt, it is biology. Humidity settles into the canal grid all summer, and north facing glass that never sees direct sun grows a green algae film with dark mildew spots in the corners of the frame. People scrub the pane, the pane comes clean, and the shadow in the corner keeps coming back.
So we clean the frame and the track, not only the glass, and treat the sill where the growth actually lives. The other issue is sprinkler spotting on low single story windows that sit directly in the throw of a lawn head. Jalousie slats get taken one at a time by hand, which is the only way they come out clear.
Yes. A lot of the original housing here still carries them and they take longer than a modern slider, so we price them accordingly rather than pretending otherwise. Each slat is cleaned individually along with the crank hardware and the frame channel, because grime collects in the overlap where the panes sit against each other. That overlap is the reason jalousies can look dirty again within days when they have only been given a quick wipe.
That is how most of our Tamarac work is arranged. Rather than booking scattered addresses we set up a route through a community such as the Mainlands or Kings Point, work a block of homes in one morning and deal with a single point of contact for scheduling and billing. Associations get a certificate of insurance on file. We can also run a resident sign up list so neighbors book onto the same visit.

Glass on the north side of a single story home never gets direct sun to dry it out, and with canal moisture sitting in the air all summer a thin algae film grows on the surface with mildew in the frame corners. Cleaning only the pane treats the symptom. The growth actually lives in the sill and the track, so we clean and treat those as well, which is what keeps it from returning in a few weeks.
