Tallahassee does not look or behave like the rest of Florida. The land rolls, the soil is red clay, and the old canopy roads out toward Miccosukee and Centerville run under arches of live oak that meet overhead. Houses here are often two story with brick or wood siding, and the window stock leans toward double hung sash rather than sliders. North Florida gives Tallahassee a genuine winter and that changes what happens on glass. Cold panes with warm air behind them collect condensation overnight, and as it runs it carries dust into the sill and leaves a tide line along the bottom of the window. Frost is occasional but real. Neither of those happens in the southern half of the state.
Then comes spring. Pine and oak pollen arrives here in a heavy yellow layer that coats everything, and the red clay in the soil adds a tint that ordinary rinsing will not remove once it has dried on. Under the canopy roads shade keeps glass damp and mildew works into the frame corners. We clean sills and tracks with the glass, and we say when waiting out the pollen beats cleaning twice.
It does, and it is one of the ways this city differs from the rest of the state. On cold nights the outside of the glass drops well below the temperature of the air inside, condensation forms and then runs, carrying whatever dust was on the pane down into the sill. That leaves a dirty tide line along the bottom edge. Cleaning the sill and track alongside the glass is what stops it from reappearing after the next cold snap.
Carefully, because two things complicate them. The oaks overhead keep the house shaded and damp, which means mildew in frame corners and a shorter useful interval than an open lot. And the land rolls, so a ladder often has to stand on a slope. We check footing before anything gets carried up and use pole work where the ground will not give a safe base. Sills and screens get cleaned along with the glass.
