Surprise is built for shade, and shade is why its windows behave differently from the rest of the west valley. Deep covered patios, arcadia doors set back under overhangs and long porch runs mean a lot of glass here never takes direct sun. That sounds like an advantage until you realize dust settles on shaded glass and simply stays put, because there is no heat cycle moving it around.
The city also splits neatly. The Original Town Site and the older streets near Santa Fe Drive are small and quick. Marley Park's porches and the single story runs through Sun City Grand are volume work, a lot of windows but nearly all of them reachable. Out past Cotton Lane the newer stretches sit right against open ground. We take the retail and restaurant glass along Bell Road early, and during spring training we schedule around the stadium traffic rather than through it.

Farmland is still working immediately west of Surprise, and when those fields get turned the dust does not stop at the city line. Homes on the western edge see a fine tan film build within days of a windy stretch, heaviest on the north and west elevations.
The second issue is that shaded glass problem. Dust settling under a patio cover never gets rinsed by anything, so it compacts, and by the time most people notice it the film needs a proper wash rather than a wipe. Add sprinkler spotting on the low panes near turf and you have the two things we spend most of a Surprise visit actually removing.

Those single story runs and the porches through Marley Park have a lot of windows but nearly all of them are reachable, so it is volume work rather than height work and the price reflects that. The time goes into sills, tracks and screens instead of setup and access. Two story homes out past Cotton Lane are quoted differently, since the upper runs need poles and a planned approach to reach.
Yes. Spring training traffic around the stadium changes how long it takes to cross that part of the city, so we work around it rather than through it. If you live nearby, tell us when a game is on and we will pick a different window for you. Retail and restaurant glass along Bell Road goes early in the morning anyway, which keeps it clear of both the crowds and the lunch rush.
