East of the city, Sunrise Manor runs up against Frenchman Mountain, and the ground tilts just enough that the top streets look out over the whole valley. Most of the housing here went in between the 1950s and the 1970s: single story, block construction, low windows and metal awnings shading the front rooms. Original aluminum frames are still common in this township, and they need a different touch than a modern vinyl unit does.
Our routes run off Nellis Boulevard, East Charleston and Lake Mead Boulevard, with Nellis Air Force Base sitting just beyond the northern edge. Lots are generous by valley standards, so there is usually room to set a ladder properly and lay screens flat on a driveway instead of balancing them against a wall. Sun clears the mountain early here, which means east facing glass shows every flaw by seven, and that elevation gets finished before a crew works around the house.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

Bare foothills east of the township are the source of most of what lands on this glass. Wind coming down off Frenchman and Sunrise Mountain carries dry silt straight into the neighborhoods below, and it settles thickest on east and north elevations where it packs into sill corners.
Aging metal awnings add a second problem. As they corrode they shed a rust colored runoff in every rain, and it stains down the pane and into the frame beneath. Plain water will not lift that once it has dried in, so those windows get a targeted treatment before the general wash. Add hard water from any sprinkler still reaching the wall and the lower third of the glass usually gets worked separately.
Often, depending on how deep the staining has gone. Aging awnings shed a rust colored runoff in every rain, and it dries onto the glass and frame below. Those panes get treated before the general wash rather than scrubbed alongside the rest of the house. Light staining usually clears completely. Heavy, years deep staining may lighten rather than disappear, and we tell you which one you are looking at before we start.
Yes, and those frames set the pace of the whole job. Single pane aluminum from the 1950s through the 1970s has thin glass, soft glazing and channels packed with decades of grit, so a crew works them by hand and keeps water clear of the weep holes. Screens that old tear if you flex them, so they come out flat and go back into the same opening. Nothing is forced.
The slopes east of the township are bare, so any gust carries dry silt down into the neighborhoods below. It lands hardest on east and north facing glass and packs into sill corners where it holds moisture and turns to grime. That is why we clean tracks and sills rather than simply wiping panes. Homes on the upper streets nearer the foothills usually see it come back faster than houses down by Nellis Boulevard.
