Summerlin South sits along the western rim of the valley, a few hundred feet above the floor, with the Red Rock escarpment standing right behind it. Villages here are laid out around parks and trail connections rather than around arterials, so a route gets planned village by village instead of street by street. Housing runs from earlier 1990s stock in the established villages to newer desert modern builds with wide glazing across the rear elevation.
A surprising share of what we clean here is not a window at all. Glass pool fencing, frameless shower panels, balcony railings and patio wind screens turn up on a majority of these properties, and every one has two faces plus a bottom channel to deal with. Those are quoted separately from the house. Elevation matters as well, since afternoon light coming across the escarpment is unforgiving and a streak that would hide down valley is obvious up here.

Wind off the conservation area carries a red tinted grit that is coarser than the pale silt found on the valley floor, and it works into screen mesh and glass railing channels instead of blowing straight past the house.
That grit is why nothing gets wiped here before it gets rinsed. Dragging a cloth across it will mark the surface. Hard water is the other half of the story. Common area irrigation runs long and often, so perimeter wall glass and fence panels sitting near a head pick up mineral quickly. Pool fencing takes it from both sides at once, sprinkler on the outside and pool splash on the inside, so it rarely looks clear for long.
We do, and in this part of the valley it is often half the job. Each fence or railing panel has two faces plus a bottom channel that collects grit, so it is quoted by the panel rather than folded into a window count. Pool fencing picks up mineral from both directions, sprinkler spray outside and splash inside, so those panels usually need a mineral treatment rather than a straight wash to come back clear.
Sitting above the valley floor with the escarpment to the west means late day sun comes in low and almost horizontal across the glass. That angle lights up every bit of film, every dried droplet and any streak left behind, none of which shows at midday. It is the reason crews here finish with a dry pass and check each pane from an angle rather than straight on. Clean at noon is not the same standard.
Two or three visits a year covers most properties. Homes backing the conservation area or sitting on an exposed ridge see more of the red grit and usually go to three. Glass fencing and railings are the exception, since they sit outdoors constantly and often need more frequent attention than the house windows do. Many owners here pair a full seasonal clean with a lighter mid year visit covering only the outdoor glass.
