Stockton is a water city, which surprises people who have not spent time here. The deep water channel, sloughs and levees thread through the entire west side, and neighborhoods like Brookside and Lincoln Village have homes fronting directly onto waterways with docks and boat lifts. Those properties carry wide rear glass facing the water, with access running down a narrow side yard rather than through an open gate.
The Magnolia District and the streets around the Miracle Mile hold the city's period housing, with Victorians, Craftsman and Tudor Revival homes carrying original sash, leaded panels and deep porches. Two things define glass here and both come off the valley floor. Agricultural dust arrives through the growing season from the fields and orchards surrounding the city, fine enough to coat everything without ever looking dramatic. Then winter tule fog settles in for days at a stretch and never lets a pane dry out at all.
That combination cements dust in place instead of letting it blow away, and waterway humidity on the west side keeps the cycle running even longer there. Shaded north walls near the water sometimes grow a green edge along the frame. We soak rather than wipe, clean the frame channels where damp collects, and hand detail the leaded and divided lite windows in the older districts.
Yes, the neighborhoods on the channels are a regular part of the route. Those homes have wide rear glass facing the water, often sliders and fixed panels that catch humidity year round. Access usually runs down a narrow side yard between the house and a fence, sometimes past a dock, so we confirm the route when you book. Frames and tracks near the water get extra attention on every visit.
Tule fog. It settles into the valley for days at a time and keeps every pane damp from evening until well after sunrise. Dust that arrived during the growing season gets wet, dries and gets wet again, and each cycle bonds it more firmly. By January what began as a light coating has cemented itself. Only soaking releases it cleanly, which is why rinsing with a hose accomplishes nothing at all.
Regularly. The older districts have Victorians, Craftsman and Tudor Revival homes with tall double hung sash, leaded panels and deep porches that dictate where a ladder can sit. Leaded and divided lite glass is detailed by hand with no pressure, painted shut sash is left as it is, and we keep tools away from putty that is already failing. Anything of concern gets mentioned before we work near it.
