Spring Valley occupies the valley's middle ring, west of the Strip and inside the 215, and most of it went up between the mid 1980s and the late 1990s. Those subdivisions arrived with lawns and young trees. Thirty years on the trees are large, the eaves throw real shade, and glass that once baked dry by noon now stays damp into midmorning. We plan around that, because a shaded north wall behaves nothing like a west elevation two streets over.
Residential routes run through the neighborhoods off Durango, Jones and Buffalo, with the older Tropicana Avenue blocks holding mostly single story stock and the newer western edge near Rhodes Ranch carrying taller entries. Many yards here have traded turf for rock in the past few years, and that changed the job. Fewer sprinkler heads reach the glass now, so less mineral lands on the lower panes, though more fine rock dust drifts against the house on a windy afternoon.

The landscape change shows up directly on the glass. Rock yards and gravel beds give off a pale, powdery dust that clings to any pane still holding morning moisture, and it gathers along the bottom rail exactly where a squeegee has to finish its pass.
Shade is the second factor. Under mature ash and mulberry canopies the north side of a house never fully dries, so a thin organic film builds in the frame corners and sap spots land on the panes below. Those get a soft wash on the frame and a hand detail on the glass. Where sprinklers still run, the old mineral spotting is there too, usually concentrated on the two or three windows nearest a rotor head.
It changes the problem more than it shrinks it. Pulling turf usually means fewer sprinkler heads throwing mineral onto the lower panes, which is a real gain. In exchange, gravel and rock beds give off a fine powder that drifts against the house whenever wind picks up. Most homeowners here still land on two cleanings a year, they simply find the dirt is dust now rather than baked on water spotting.
Thirty years of growth in these subdivisions means real canopy, and shaded glass never fully dries. That holds a thin organic film in the frame corners and puts sap spots on panes sitting under ash and mulberry. We soft wash the frame first, then hand detail the glass, since scrubbing sap across a dry pane only spreads it further. North facing windows in these neighborhoods usually need more attention than the sunny side of the same house.
Yes, that western edge sits on our regular Spring Valley routes. Houses out toward the beltway tend to be newer, with taller entry glass and tighter side yards, so crews bring poles rather than plan on a full ladder set. Blocks closer to Jones and Tropicana are more often single story and move faster. Booking neighbors on the same morning keeps travel time down and usually keeps the price down with it.
