Well water is the defining problem in Spring Hill and most homeowners here already know it. Groundwater in this part of the county carries sulfur and, in many wells, iron as well. Sulfur is what you smell. Iron is the orange staining that runs down a pane from the sprinkler line, usually with a hard white mineral band beside it. Neither is dirt and neither washes off.
So we treat rather than scrub, using separate products for the mineral and the iron, and we test a corner before quoting because staining left for years can etch. The Nature Coast climate adds humidity that grows mildew in shaded frames and a heavy oak and pine pollen season, and the screened porches here catch all of it before it reaches the glass.
