Spokane is not a west side city and its windows do not behave like one. Winters run cold enough that glass frosts and thaws for months, summers are hot and bright, and South Hill housing goes back far enough that leaded and diamond pane accents still turn up in dining rooms and stair landings. North of the river, Audubon, Garland and Shadle are full of brick bungalows with storm windows that come down and go back up every year.
We plan this city by neighborhood and by elevation. South Hill routes take longer because the lots are steep and the houses are taller than they look from the curb. Downtown storefronts along Riverside and the shops in the Garland District usually sit on a standing schedule. Late spring into early summer is the busiest stretch, once the last hard freeze has passed and before smoke season arrives.

Ponderosa pine is everywhere around Spokane, and it drops a heavy yellow pollen wave each spring that sticks to any damp pane. Later in the year the problem changes completely. Regional wildfire smoke settles fine gray ash on the glass through late summer, and it smears the second anyone wipes it dry. Winter then adds freeze and thaw cycles that pull mineral streaks down from the frames.
Ash gets flooded and lifted rather than rubbed, which is the difference between a clean pane and a scratched one. Pollen season work always includes screens, since the mesh holds far more of it than the glass does. On older storm windows we clean both surfaces while they are off, then reset them so the inner face does not fog through the cold months.
Two natural windows work well here. Late spring, once the hard freezes are done and the ponderosa pollen has finished falling, and then early fall after smoke season clears out. Trying to clean during a heavy pollen week rarely holds. Winter exterior work is limited by freezing temperatures, so we plan interiors and storefronts through the cold months and save the full exterior passes for warmer stretches.
Yes, as long as it is done wet. Late summer ash is abrasive, and wiping it off a dry pane with a cloth is how glass gets scratched. We flood the surface first so the particles float free, then squeegee them away rather than dragging them across the pane. Screens hold a surprising amount of ash as well, so they come out and get washed at the same time.
We do, and on the brick bungalows around Audubon, Garland and Shadle it makes a real difference. The cloudiness people notice is usually on the inner surfaces that never get touched during the year. We remove the storms, clean both faces along with the primary sash, then reset them so the assembly seals properly again before winter. Older wood framed storms are handled carefully given their age.
