Spokane Valley is laid out flat and wide, and that changes how a working day runs. Opportunity, Veradale, Greenacres and Trentwood sit on generous lots with single story ranch homes, detached shops and long driveways, so a crew covers a lot of ground without repacking the truck. Along Sprague Avenue the work turns commercial, with rows of storefront glass and older strip retail facing straight into traffic.
Big lots also mean big lawns, and nearly all of them are watered from the aquifer below. We schedule exterior cleans around the client's sprinkler timer, because washing glass an hour before the zone runs is wasted effort for everyone. Residential routes get grouped street by street, and detached shops and garages usually get added onto the same visit rather than pushed to a separate trip.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

Water here is genuinely hard. The aquifer under the valley carries a heavy mineral load, and irrigation spray hitting a hot pane leaves white deposits that build layer on layer through summer. On a south facing window the bottom eighteen inches can go nearly opaque by August. Pine needles and gritty dust off the gravelly soil fill the tracks, then wash down the glass in the first real fall rain.
Mineral buildup gets a dedicated treatment step rather than a harder scrub, because scrubbing hard deposits is exactly how glass gets scratched. Where the surface has already etched, we say so plainly instead of promising a result the pane cannot give. Tracks and sills are cleared of needles and grit and screens are washed, so the next rain runs clean instead of muddy.
Usually yes, with the right treatment rather than more elbow grease. The aquifer water here leaves heavy mineral deposits, and scrubbing them aggressively is what puts scratches in glass. We use a dedicated mineral treatment first, then wash normally. Where deposits have sat for several seasons they can etch the surface permanently, and if that is the case with your windows we will tell you honestly.
It helps a great deal. If a zone runs the same evening we clean, the mineral spray lands right back on warm glass and starts building again overnight. Skipping one cycle, or shifting the schedule so the heads run the following day, buys you weeks of clear windows. Adjusting head direction so spray misses the house entirely is the longer term fix worth looking at.
Yes, and on lots out here it makes sense to bundle them. Detached shops, garages and outbuildings are already on the property, so adding them to the same visit costs far less than booking a separate trip later. Those windows tend to be dustier because they sit closer to gravel drives and open ground. Just mention them when you book so the time is allowed for.
