Building lots in Seattle got narrower as the city filled in, and the glass went up instead of out. Three story townhomes in Ballard and Columbia City sit a few feet off the fence line, so a crew works from the sidewalk and the alley rather than a wide yard. Older Craftsman houses on Queen Anne and Capitol Hill still carry divided light sash that has to be washed pane by pane. In West Seattle and Magnolia, picture windows aimed at the water are where clients notice film first.
Routing here is mostly about traffic and parking. We group Ballard, Fremont and Wallingford into one run, keep Beacon Hill and the Rainier Valley on another, and give West Seattle its own morning so bridge backups do not eat the schedule. Alley access and permit parking get sorted before the truck arrives. Summer fills quickly in this city, so most homeowners lock in a slot ahead of the dry stretch rather than calling once the sun finally shows up.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

Rain does not clean windows in Seattle, it streaks them. Nine months of drizzle carries roof grit and street film down the glass and leaves it sitting there. The bigger issue is what grows. Green algae film and moss creep out of the frame corners on north facing and shaded panes, especially under deep eaves and heavy street trees, and cedar and fir drop sap onto skylights all winter.
We clear the moss and organic growth out of the tracks and sill corners first, then wash, so the glass stays clear instead of reseeding within weeks. Screens come out and get rinsed because the mesh holds the same green film. The dry window from late June into September is the real cleaning season here, which is why booking it early matters.
Most Seattle homeowners land on twice a year, with the main clean scheduled ahead of the dry summer stretch and a second pass after the fall leaf drop. Houses under heavy street trees or with north facing glass that never sees sun often need three visits, because algae film returns faster in the shade. Waterfront homes in West Seattle and Magnolia usually go on a shorter cycle since the view makes every mark obvious.
Yes, and that is a big part of the job in this city. Algae and moss root in the sill corners, the drainage weep holes and the track channels, not just on the glass. We clear the growth out of those spots first, then wash the panes, so the film does not simply spread back across clean glass in a few weeks. Screens get pulled and rinsed for the same reason.
Tight lots in Ballard, Fremont and Columbia City rarely leave room for a full ladder setup, so we work those homes with water fed poles from the sidewalk, driveway or alley. Roof access and interior reach get planned before the visit rather than figured out on the day. If parking is permit only on your block, let us know when booking and we sort it out ahead of time.
