Spanish Colonial Revival is everywhere, which means windows set deep in thick stucco walls, divided lite casements, wrought iron grilles across the ground floor and tile eaves overhead. Reaching a pane often means working around a grille or a planted courtyard rather than simply leaning a ladder against a wall.
The Mesa sits on the bluff with wide ocean facing glass, while the Riviera climbs the hillside behind downtown on switchback streets where retaining walls and terraced yards decide how the day goes. State Street and the Funk Zone bring storefront, gallery and restaurant glass, all scheduled early. Salt reaches nearly the whole city, because the coast here faces south and the breeze comes off the water most afternoons. On the Mesa and near the harbor it arrives heavy enough to leave a visible haze within a few weeks. Sundowner winds push the opposite direction, carrying dry chaparral dust down off the mountains and, in a bad season, ash.
Deep set openings trap that grit in the reveal, where it sits out of the rain and then streaks down the pane at the first drizzle. We clean the sill and the reveal along with the glass, hand detail divided lite casements instead of dragging a wide squeegee across them, and work around iron grilles rather than forcing tools past them.
Regularly. Divided lites are hand work, since a wide squeegee cannot follow the muntins without leaving lines at every bar. Each small pane is washed and dried individually, which takes longer and is priced accordingly. On older sash we check the glazing putty first and stay off anything that has gone brittle. Casements that will not latch properly get mentioned to you rather than forced back into position.
In most cases yes, though the grille decides how. Where there is enough gap, we work slim tools through and clean by hand. Where a grille sits tight against the glass, some of the exterior surface simply cannot be reached without removing it, and we will say so up front rather than charge for a result you cannot see. Interior sides of those same windows are unaffected and get the full treatment.
Glass with an open line to the water usually starts to haze inside two to three months, since the afternoon breeze delivers salt daily and the deep window reveals hold it. Homes tucked further back or shielded by hillside and trees can often go twice a year comfortably. After a sundowner event with heavy dust, an extra visit is sometimes worth it. We will recommend an interval based on your exposure rather than a standard package.
