One city, two winters. Sandy climbs more than a thousand feet from its western edge to the neighborhoods pressed up against the canyon mouths, and that rise makes a genuine difference to how a house is used and what its windows go through. Homes near Alta View and the streets below Little Cottonwood sit deep in snow while properties on the west side of the city are already clear, and our season for those two halves does not start on the same date.
Historic Sandy around 8600 South holds the oldest housing, small early homes on a tight grid with original sash. Most of the rest of the city is 1970s through 1990s family housing, with a good deal of vaulted living room glass and second story bedrooms above sloped roofs. The Dimple Dell corridor cuts a deep ravine right through the middle, and lots that back onto it often sit well above or below the neighboring ground.

Snow load is the main event on the east side. Bench neighborhoods take considerably more of it than the valley floor, and snow that slides off a steep roof lands against the lower course of windows and stays there, melting and refreezing until the grit it carried is pressed into the frame. Those homes almost always want a clean after the melt rather than before.
Winter road treatment is the second factor. The canyon approach roads carry heavy traffic in ski season and get sanded and treated to match, so properties along those routes collect an abrasive film on street facing glass. It has to be flooded off, never wiped dry. Summer adds mineral spotting from irrigation on the usual ground floor panes.
Because it is meaningfully higher. Neighborhoods against the canyon mouths sit a good thousand feet above the western edge of the city, and they hold snow weeks longer. Cleaning glass while snow is still banked against the sill and sliding off the roof means doing the job twice. We generally work the lower west side first and move uphill as the melt progresses, so you get a clean that actually lasts.
Ski season traffic and the sanding that goes with it. The approach roads carry heavy vehicle volume all winter, and the sand and de-icer used to keep them passable gets thrown onto anything nearby. On street facing windows it dries into an abrasive gray film. Wiping it dry can leave scratches, so we flood the surface and float the material off first. A clean after the season ends stops it settling into the frames.
Yes, and plenty of homes here have them. The 1970s through 1990s builds across this city often feature tall vaulted glass above a living area, sometimes with a second floor railing overlooking it. That means interior pole work or a properly footed ladder over furniture, so we move what needs moving and put protection down before starting. Exterior access on those elevations gets checked during the walk through.
