San Tan Valley is unincorporated and it feels it, in the good way. Lots are bigger, fences are further apart, and a fair number of properties keep horses. That changes the job in practical ways: there is room to work, but there is also more distance between houses, so we run San Tan Valley as a planned route rather than as scattered appointments and pass the efficiency back in the price.
The housing runs from established Johnson Ranch and Circle Cross Ranch homes to newer stretches pushing toward the San Tan Mountains. Newer builds mean taller entry glass and stairwell windows that nobody has reached since move in. Older ones mean patio doors whose tracks have collected several years of the fine grit that blows in from open ground. Hunt Highway carries the commute, so we start away from it and work back.

Water is the defining problem out here. A lot of San Tan Valley runs on well and groundwater with a mineral load well above what most of the valley deals with, and it shows up as heavy white spotting rather than the light haze you see closer to Phoenix. On a house that has never had the glass treated, the lower panes can look permanently frosted.
The open ground adds the second layer. With less paving and less mature landscaping than an established suburb, there is simply more loose dirt available to the wind, and horse properties keep more of it airborne. Screens hold most of it, which is why we wash them as part of the visit instead of leaving them to redeposit onto clean glass.

Yes, and it is one of the more common requests out here. The newer stretches toward the San Tan Mountains have tall entry glass and a stairwell window with no floor beneath it and nowhere safe to set a ladder, so it goes untouched from move in day onward. We work it from the ground with poles outside and a staged setup inside. The difference in the entry is usually obvious from the street.
