Fog is the underrated culprit on this part of the Peninsula. It moves through most nights for a good stretch of the year, settles on cold glass and evaporates by midday, leaving behind the minerals and salt it was carrying. Repeat that a hundred nights running and a pane goes flat and slightly cloudy without ever looking obviously dirty.
Mature landscaping in the older neighborhoods adds pollen and sap that bind to that mineral base, and glass on shaded north walls stays damp long enough to grow a faint green edge along the frame. We wash with something that dissolves the mineral layer, treat organic residue as its own step, and clear the frame channels where moisture and debris collect together.
Because the haze is mineral, not soil. Night fog condenses on cold glass, then evaporates and leaves behind the dissolved salt and minerals it carried in from the bay. Nothing looks dirty, but light passing through the pane scatters, and the view goes flat. It takes a wash that dissolves that deposit rather than a rinse. Once it is off, the difference between a cleaned pane and its neighbor is usually obvious.
