San Leandro reads differently block to block. Estudillo Estates and Broadmoor hold 1920s and 1930s homes with divided lite sash, leaded glass in the front rooms and mature street trees arching over everything. Washington Manor and the streets south of Davis are postwar tract, single story with aluminum sliders, which is faster work with easier access and usually a full house in one visit.
West of the tracks the city turns industrial. The corridor along San Leandro Boulevard and the frontage of Interstate 880 is warehouses, small manufacturers and offices, where the glass is high, wide and reached from a lift or a long pole rather than a stepladder. The marina end adds restaurants and a few waterfront buildings. Downtown along East 14th Street is storefront work booked before the shops open, including the older theater block.

San Leandro glass collects two separate loads. Bay air brings salt and morning damp in from the shoreline and the marina, and it settles on anything with a clear line west. Closer to the rail and freeway corridor, brake and tire particulate lands as a dark, gritty film that is noticeably heavier than what most neighborhoods deal with.
Under the older street trees, spring sap and pollen add a sticky layer that traps everything else on top of it. Each of those wants a different step. We soak and lift the gritty film instead of scrubbing it, give sap time to soften before any blade work, and detail leaded and divided lite sash by hand so the came and the glazing putty are left undisturbed.
Yes, and the older homes in Estudillo Estates and Broadmoor have plenty of both. Leaded panels get hand detailing rather than blade work, because the came is soft and the putty around it is often original. Divided lites take longer since each small pane is cleaned and dried individually. We work around any panel that is bowing or loose and tell you about it, since cleaning is not the moment to discover a failing frame.
The industrial corridor near the freeway is a regular part of our commercial route. High clerestory bands, roll up door glass and office storefront all get covered, using long poles where the ground allows and a lift where it does not. Scheduling usually lands early morning or on a weekend so forklift traffic and loading are not competing with the crew. Let us know about racking or equipment under the glass when you book.
Properties within a few blocks of the 880 or the rail corridor pick up brake and tire particulate faster than the rest of the city, and most owners find quarterly keeps it under control. Homes further east under the tree canopy usually do fine twice a year, though spring sap can push that earlier. After one visit we can tell you what your own glass is actually collecting and suggest an interval based on that.
