San Bernardino sits right at the base of the mountains, and the whole city is oriented toward that wall of rock. That grit is coarser than ordinary road dust, and it packs into frame corners, weep holes and screen mesh instead of settling flat on the glass where it could simply be rinsed away.
Local groundwater is also notably hard, so sprinkler overspray leaves mineral spots that set within days in summer heat. The two problems compound, since mineral deposits hold grit and grit scratches the moment anyone wipes a dry pane. We flood before contact, treat mineral spotting as its own step, and clear tracks and screens so the next wind event does not simply refill everything.

Wind funneling down through the pass picks up sand sized particles, which are much heavier than the fine road dust most cities deal with. Yes. The early twentieth century streets near the center have double hung wood sash, transoms and deep porches, all of which change the pace and the ladder placement. Painted shut sash is left alone rather than forced, small panes are detailed by hand, and we keep blades away from glazing putty that has already gone brittle. Anything we find already broken or loose gets reported before the work starts.
