Housing age tells you almost everything about a San Antonio job before we arrive. Monte Vista and King William hold early 1900s houses with wood sashes, transoms and leaded accent panels, and those houses need slow, deliberate hand work. North of Loop 1604, in Stone Oak and the hillside sections off Bulverde Road, the homes are twenty years old or less, built into limestone slope with two story window walls facing the view.
Between those extremes sit the 1950s and 1960s ranch neighborhoods inside Loop 410, where original aluminum frames and modest window openings make for quick, straightforward visits. We route by ring road rather than by a scattered address list, since crossing the city at rush hour eats an hour. Hillside properties on the north side often need pole work from an awkward grade, so we ask about the driveway slope and the rear grade when we quote the job.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

Water from the Edwards Aquifer is hard, and that is the recurring problem on San Antonio glass. It is excellent drinking water and terrible for windows. Every sprinkler cycle that clips a pane leaves calcium behind, and in this heat it dries and bonds within minutes rather than hours.
Then there is cedar. From late December into February, mountain cedar releases pollen in volumes that coat cars, patios and every exterior pane with a fine gold dust. It clings, and a plain rinse simply spreads it into streaks. We wash rather than rinse during those weeks, and treat mineral scale as a separate step with a proper remover instead of trying to scrub it away.
The water here is hard, so every drop that lands on glass leaves calcium behind when it evaporates. In San Antonio heat that happens within minutes, which is why the spotting looks baked on rather than wiped away. Adjusting the heads so they no longer reach the glass is the real fix. For deposits already there, we use a mineral remover rather than scrubbing, and we test a corner before treating a whole elevation.
From late December through February, mountain cedar puts an enormous amount of fine pollen into the air, and it settles on every exterior surface. Rinsing with a hose spreads it into streaks rather than removing it, because the particles cling. A proper wash with solution lifts it cleanly. If cedar season matters to you, either book right after it eases in late February or plan on a shorter interval through those weeks.
Yes, and those jobs move at a different pace. Early 1900s houses in the older neighborhoods have wood sashes, transoms above the doors and sometimes leaded accent panels, none of which tolerate soaking or scraping. We use minimal water, clean panes individually and keep solution off the glazing putty. Leaded sections get wiped by hand. We quote that extra time up front rather than rushing the job to fit a standard slot.
