Sammamish is almost entirely residential, and most of it went up within a fairly short span, so the window packages repeat from street to street. The plateau sits several hundred feet above the lake and it is measurably colder and wetter up here. Frost lingers, rain falls harder, and light snow shows up when there is none down below. All that moisture keeps north facing glass damp for months at a stretch, which is why algae and moss appear on that side of a house first. Ravine lots hold shade and damp even longer than the open streets do.
Shaded elevations are worked differently, clearing growth out of frame corners and weep holes before washing so it does not simply return by spring. Skylights have loose debris removed before any water touches them. On tall rear elevations we set up properly, use ground based poles wherever reach allows, and treat the slope as the hazard it is rather than an ordinary two story job.

We do. Homes of this vintage often have several, and under the plateau canopy they collect needles, seed and moss steadily. Loose debris is cleared off first so nothing gets dragged across the glass, then the pane and surrounding frame are washed. Access depends on roof pitch and condition, which we assess on arrival rather than promising sight unseen over the phone.
