Riverview has been under construction for two decades and still is. Subdivisions off Big Bend Road, Boyette Road and Balm Riverview Road open in phases, which means a finished street can sit directly across from bare graded lots and a road nobody has paved yet. That proximity is the defining fact of the work here. Homes on the edge of an active phase get dirty at a completely different rate from ones three streets back.
The houses themselves are consistent and modern, two story stucco with sliders onto a lanai, an arched window above the entry and a narrow side yard, so they quote and route quickly. Older Riverview along the Alafia River is another matter, with acreage lots, riverfront homes and mature trees that need a walk before any number gets attached to them. Along US 301 the commercial work is retail, medical and light industrial.

Two sources of grit define Riverview. The first is construction and it is unavoidable while phases keep opening. Graded lots and unpaved access roads throw a pale dust that reaches glass several streets away on any dry breeze, and it is coarse enough that wiping a dry pane will mark it. Everything gets flooded before a blade or cloth goes near it.
The second is the truck traffic that comes with an industrial corridor. Aggregate and delivery vehicles along US 301 and Big Bend Road put road grit and exhaust film on business glass facing those routes, which needs detergent rather than a rinse. Add summer storms that streak all of it down the pane and Riverview glass rarely gets a quiet month.
Yes, and it is steady work here given how many phases are still opening. A handover clean is different from a maintenance visit. Stucco splatter, paint, adhesive from labels and silicone smears have to come off with a blade and plenty of water before the pane can be washed normally. We note any existing scratches before we start, so factory or trade damage does not get attributed to the cleaning afterward.
More often than a house a few streets deeper in, and it is worth being honest about that. While a phase next to you is being graded, dust reaches your glass every dry windy day, and a clean will not hold as long as it would otherwise. Some owners wait until the neighboring phase is finished before starting a regular schedule. Others do a lighter, more frequent clean through the build and settle down afterward.
Yes. The older acreage lots along the Alafia are a different job from a new subdivision house, with more mature trees, more shade and often a longer walk around the building. Those need a look before quoting rather than a price over the phone. River facing elevations also stay damper and pick up more growth in frame corners, so many owners have that side done between full house cleans.
