That is a technique problem rather than a dirt problem, and it is why these get a wide channel and an unbroken pull.
What lands on them is mostly organic. Mature oaks and elms drop catkins, leaf litter and aphid honeydew through the warm months, and the shaded elevations under that canopy hold moisture long enough for a film to establish along the frame edges. We clear tracks dry, break honeydew with detergent and dwell time, and hand dry frames so nothing stays damp in the seams.
With a wide channel and a single continuous pull wherever the pane allows it. Big unbroken sheets of glass, common on mid century homes here, show every interruption mark and every missed edge, so stopping and restarting mid pane is the main cause of visible streaking. We also keep the surface wet until the squeegee reaches it, which matters more in direct sun than most people realize.
Yes, and most of that work happens outside business hours. Lobby glass, entry doors, conference room walls and interior partitions collect fingerprints fast and show badly under overhead lighting, so a monthly or shorter cycle suits them. We coordinate with building management on badge access, elevator use and after hours entry, and exterior elevations above ground level are quoted separately since they need different equipment.
Not with the right approach. Aluminum frames from the 1950s and 1960s oxidize and turn chalky, and the anodized finish scratches easily under an abrasive pad. We vacuum tracks dry before any water goes in, use soft brushes rather than scouring, and keep acidic products away from the metal. If a balance, latch or crank is already failing, we tell you rather than forcing the sash and making it worse.
