Sitting low where the river meets the lake means fog lingers here longer than it does a few hundred feet up the hill. Damp that never quite burns off feeds mildew in frame corners and leaves a dull film across ground floor glass. Add fine industrial grit drifting off the flats and road dust kicked up along Rainier Avenue and Grady Way, and windows turn gray without ever looking obviously dirty.
That gray film needs a genuine wash rather than a rinse, so we soap, agitate and squeegee instead of blasting it with a hose. Frame corners and weep holes get cleared so mildew has nowhere left to sit. On hillside homes we pay close attention to lower panes catching splashback off patios and hardscape, since those are usually in worse shape than anything upstairs.
Fine grit and traffic dust settle in a thin even layer, so the glass dulls without ever showing obvious streaks or spots. Valley fog keeps that layer damp, which lets it bond rather than blow off. A hose rinse barely touches it. A proper wash with detergent, agitation and a squeegee removes the whole layer at once, and the difference in light coming through the room is usually immediate.

We assess footing before setting anything, use ground based poles where reach allows and take the extra time steep lots require. If a section genuinely is not safe to reach, we say so up front rather than improvising on the day.
