Provo rises noticeably as you move east, from the flats near the lake up to the bench neighborhoods sitting under the mountains, and that climb changes the work along the way. Down near the older grid around Center Street the housing is genuinely old, with original sash on homes that have stood for well over a century. Up on the bench the newer homes take advantage of the elevation with big glass aimed at the valley and the lake beyond it.

The lake sitting just west of the city drives a lot of what lands on glass here. Moist air off the water keeps humidity higher than the surrounding valleys, and on still mornings that means heavy dew and lingering fog. Airborne dust bonds to that damp film rather than blowing away, and it dries into a haze that a casual wipe simply smears around.
Spring adds runoff. When the snowpack releases, water coming out of the canyon carries fine silt and grit that ends up on the air and on windows across the east side of the city. Combined with mineral heavy irrigation water in summer, most Provo homes need one clean after runoff settles and another before winter.
Yes, and that is a large part of our work here. Turnover near campus happens in a very short window, so property managers need whole buildings done in days rather than spread across weeks. We staff those jobs accordingly and handle interiors, tracks and screens along with exterior glass, since none of those get touched during a tenancy. Booking early matters, because those same weeks are busy for every manager in the area.
