Portland is organized into quadrants, and the housing tells you which one you are standing in. The inner east side, Sellwood, Laurelhurst and Irvington run to old four squares and bungalows with wood sash, leaded transoms and porch windows shaded by street trees the length of the block. West of the river the ground climbs into the hills, where houses stack down steep driveways and living rooms are hung with glass facing back across the city.
Street trees and narrow older streets are the real logistical problem here. Parking close enough to a Northeast bungalow takes planning, so that gets sorted before the appointment rather than by circling the block on the day. Commercial glass in the Pearl and along Hawthorne and Mississippi is cleaned early before the sidewalks fill. Residential work is grouped by quadrant, since crossing the bridges twice in a day is time nobody gets back.

This city grows moss on everything and the windows are no exception. Long wet months plus a heavy tree canopy mean panes on the north and east sides of a house stay damp for weeks at a stretch, and green algae sets across the whole surface. Moss works its way out of the sash joints and down off the roofline, while rain carries roof grit and leaf tannin along with it.
Washing the pane alone buys you about a month. We clear the growth out of sash joints, sill corners and weep holes first so it has nowhere left to regrow, then wash and dry the frames. On old wood sash the water is kept off the putty lines. Because the reliable dry stretch runs from roughly July into September, most exterior work here is packed into that window.

Cleaning only the glass leaves the source untouched, so it reappears within weeks. Clearing those channels at the same time is what buys you a full season instead of a month.
