Poinciana was drawn on paper long before most of it was built, and that plan still governs how anyone works here. The community runs as numbered villages spread across the Osceola and Polk county line, joined by long collector roads with houses set well back. Two addresses can share a village number and still sit a ten minute drive apart. We build the day village by village rather than taking jobs in the order the phone rings, because anything else becomes a day of driving.
The housing spans two eras at once. Original single story homes from the seventies with awning windows and carports sit a few streets from much newer builds carrying two story elevations, arched feature windows and sliders onto a lanai. Solivita on the southern side is different again, active adult villas behind a gate with their own access rules, and we keep a separate route for it rather than folding it into a general Poinciana day.

Sandy soil is the local variable. The ground here drains fast and stays loose, so any bare patch of yard, any lot under construction next door and any unpaved shoulder throws a fine pale dust into the air whenever it is dry and breezy. It settles in an even film that looks like nothing at all until the sun catches the glass at an angle.
The wet season then flips it. Afternoon storms drive that dust down the pane in streaks, and standing humidity feeds mildew in the frame corners on shaded elevations. We clean glass, frame and track together for that reason. Homes on well irrigation also get the mineral line checked, since a sprinkler head aimed slightly high leaves a hard band no ordinary wash will lift.

Because the villages are spread out and connected by long roads, we run them one area at a time rather than crossing the community several times in a day. When you call it helps to give us your village number along with the address, since that is what decides which day you land on. Solivita has its own route because of the gate and the visitor rules.
They can, and it is worth doing here more than in most places. Distances between addresses are the biggest cost in a Poinciana day, so several homes on the same street or in the same village booked for one morning is more efficient for us and cheaper per house for you. Neighbors do not need to be home at the same time for exterior work. One person can coordinate the date and we will handle the rest individually.
The soil here is sandy and light, so it does not stay put. A dry breezy stretch lifts it off bare yard patches, unpaved shoulders and any lot being cleared nearby, and it settles evenly across the glass. It rarely looks like dirt straight on, it just makes the pane look flat until sunlight hits it sideways. Homes next to open ground or active construction generally need a shorter interval than the rest of the neighborhood.
