You can tell which half of Plano you are in by the trees. East of Central Expressway, neighborhoods built in the 1970s and 1980s sit under mature pecan, oak and hackberry canopy, with shaded elevations, root heaved walkways and heavy limbs sitting close to the roofline. West of it, in the areas that filled in during the 1990s and 2000s, the plantings are still young and the houses sit in far more direct sun for most of the day.
That difference changes the schedule as much as the method. Shaded homes need real attention paid to frame edges and growth in the corners, while sunny ones need speed before the solution dries on the pane. On the commercial side, the corporate campuses along the Legacy corridor and the offices near Preston Road make up a steady share of our work, mostly lobby, entrance and interior partition glass handled before staff arrive for the day.

Under old canopy, the problem is organic. Pecans and hackberries host aphids through the warm months, and the honeydew they produce drifts down onto glass as a fine sticky film that traps dust and then blackens. It looks like ordinary grime and behaves nothing like it.
On the open west side, the issue is mineral. Full sun and heavy irrigation mean sprinkler overspray dries into spotting within minutes, and it bonds quickly on a hot pane. We use a detergent and dwell time on honeydew rather than scrubbing, treat mineral scale with a dedicated remover, and adjust our sequence depending on which side of the city we are working that morning.
That is honeydew, a sugary residue produced by aphids feeding in the canopy above. It drifts down onto glass, cars and patio furniture as a fine tacky layer, then traps dust and eventually darkens as sooty mold grows on it. Water alone will not shift it. We use a detergent solution with dwell time to break the sugars, then wash and squeegee normally so nothing is left to attract more dust.
They genuinely do. Homes under mature canopy deal with organic buildup, shade held moisture and growth in the frame corners, so frames and seals get more attention there. Newer homes in open sun deal mostly with mineral spotting from irrigation, which needs a chemical treatment rather than scrubbing. Same city, two different jobs, and we set the crew up for whichever one your street calls for.
Yes, and that is how most of our office work here runs. Lobby glass, entry doors, conference room walls and interior partitions all fingerprint quickly and show badly under overhead lighting, so they suit a monthly or better cycle done before staff arrive.
