Pine Hills was among the first large suburbs west of Orlando, and the trees planted back then are now enormous. Streets through Robinswood and Pine Ridge Estates run under a full canopy of laurel oak, live oak and slash pine, and that canopy is the biggest single factor in the work here. It shades the glass, drops something on it almost daily and turns ladder placement into a matter of finding a clear line rather than picking the obvious spot.
The houses match the era they were built in. Low concrete block homes from the fifties and sixties, many still carrying original aluminum frame windows, jalousie panels on a converted porch and single pane glass in thin frames. That stock wants a lighter hand than a modern vinyl unit. Along Silver Star Road and Pine Hills Road the work turns commercial, small plazas and shopfronts serving the neighborhood rather than passing traffic.

Trees do the damage here. Pine drops needles, pollen and a resinous sap that hardens on glass and will not wipe off once it has set. Oak adds catkins in spring, a fine yellow pollen that coats everything, and a sticky honeydew that falls whenever aphids are working the canopy overhead. Under a mature tree the glass gets a mixture of all of it rather than one clean problem.
Sap and honeydew are softened and lifted rather than scraped, since scraping hardened resin risks marking the surface. Pollen is a question of timing more than technique, and we say so when waiting is the better call. Frames and sills under a heavy canopy stay damp and grow mildew, so those get cleaned alongside the glass.
Slowly and with plenty of water. Pine resin hardens into a raised spot that bonds to the glass, and taking a blade to it dry is how surfaces get scratched. We soften each spot first, let it release, then lift it with the water rather than forcing it. Heavily affected windows under a mature pine sometimes need a second pass. Cleaning the sill at the same time matters, since resin collects there and drips back down in the heat.
Yes, and a good deal of the housing here still has them. Original aluminum frames from the fifties and sixties hold thin single pane glass, the channels corrode and the closing hardware can be stiff or fragile. We work them by hand, avoid forcing anything that does not want to move and clean the channel so the sash runs properly afterward. If a pane is loose in its frame we point it out instead of putting pressure on it.
That is usually honeydew, a sugary residue that falls when aphids are feeding in the canopy above your house. It coats glass in a barely visible film that attracts dust and then turns dark and blotchy. Rain spreads it rather than removing it. It needs a proper wash with detergent and a full rinse, and homes under a heavy oak or pine canopy often see it return seasonally, so a shorter interval works better than one big clean a year.
