Blackland prairie soil is the local culprit, and it behaves unlike sandy dirt. It is a dark, heavy clay that turns greasy when wet, so rain splash off flower beds and bare ground leaves distinct dark spatter across the bottom third of every ground floor window rather than a light dusting.
When it dries, that same clay cakes hard and does not brush away. Add irrigation water with enough mineral content to leave spotting, and you get two different problems on the same pane. We soften and lift the clay with water and solution rather than scraping it, then treat the mineral spotting separately, and we pay particular attention to sills and the bottom rail where splash concentrates.
That is blackland clay thrown up by rain hitting bare soil or mulch beds near the house. It is heavier and darker than ordinary dust, and once it dries it cakes onto the glass instead of brushing off. Scraping it dry risks scratching. We soften it with water and solution first, then lift it and finish the pane normally. Extending a bed edge or adding ground cover reduces how much lands there.
Yes, and it is the normal situation on most streets here. Lots are tight, and between the fence, the AC unit and the utility meter there is often no room to set a ladder safely alongside a house.
