Pensacola keeps its oldest housing right in the middle. North Hill and East Hill are blocks of turn of the century homes with tall double hung sash, original wavy glass, deep porches and storm windows added decades later, and that stock takes patience. Downtown along Palafox Street the work turns commercial, storefront glass and upper windows in brick buildings, most of it booked before the street wakes up.
Cross the bay and it changes completely. Homes in Gulf Breeze and out on Pensacola Beach face open water and mostly wear newer impact glass, so we group them on one day because the bridges eat time no matter how well you plan. North of town toward Nine Mile Road and Beulah the subdivisions are newer and larger and route easily. More than anything, we build a Pensacola week around the water crossings.

Three things drive the work here. The sand off these beaches is quartz, hard and very fine, and wind carries it inland where it settles on glass and turns any dry wipe into a scratch risk. Salt rides along with it on anything facing the sound or the Gulf. Then in March the pine and oak pollen arrives thickly enough to turn a parked car yellow overnight.
We flood and rinse rather than wipe, which keeps sand away from the blade, and coastal work finishes on pure water. Pollen season is the one time we suggest waiting a couple of weeks instead of cleaning twice, because a pane done mid drop will be coated again by the weekend.
Yes. North Hill and East Hill homes often have double hung sash reaching well above head height, original glass that is thin and slightly wavy, and storm windows added later that need removing to reach the pane behind. We work those by hand with soft tools, keep a blade off old glass entirely and reset the storm units properly afterward. Deep porches also mean ladder placement matters, so we plan access before anything gets carried up.
March into early April, when the pine and oak drop together. It is thick enough here that glass cleaned during the heaviest week will be yellow again in a few days, so we usually suggest waiting until the drop finishes rather than paying for two cleans. The important part is not letting it sit through a rain, because wet pollen dries into a film that grips the surface and takes far more work to remove than dry dust.
Yes, and we run them as their own scheduled day because the bridge crossings take real time. Properties over the water carry a heavier salt load than anything on the mainland, so those jobs finish with a pure water rinse and we clean the screens and tracks at the same visit. Rental units get booked around changeover days where we can, which keeps the crew out of the way of arriving guests.
