Pearland reads as two different jobs depending on which side of Highway 288 you are on. West of the freeway, Shadow Creek Ranch and the newer sections off Broadway are dense with two story stucco and brick homes built since 2000, many with tall arched windows over the front door and a wall of glass across the back facing a retention lake. East of 288, the older streets near Old Townsite hold single story ranch homes on larger lots with smaller, simpler openings.
Those two halves need different tools, so we ask about the entry height when booking rather than guessing. Broadway backs up badly between school runs, so crews try to finish the west side before the afternoon and shift toward Manvel Road later. Where an HOA restricts parking or truck access, we stage on the street and carry equipment in on foot rather than blocking a neighbor's drive or turning around on fresh sod.

The thing that marks Pearland glass is sprinkler water. Lawns here run irrigation hard through the long warm season, and mineral rich water thrown against a low window dries into white spotting that will not wipe off with a rag. Caught early it comes off easily. Left for a couple of seasons it starts to bond.
Add the fine clay soil that comes with land recently converted from farm and pasture, and you get a gritty film that arrives with every gust off an open lot. On homes still surrounded by active construction, we do the glass last, after frames and screens, so settling dust does not land on freshly cleaned panes. Hard water spotting gets treated separately with a dedicated mineral remover.
Sprinkler spotting is mineral deposit, not dirt, so soap will not touch it. We start with a test patch, then apply a dedicated mineral remover, let it dwell, and rinse thoroughly before squeegeeing. Fresh spotting usually clears completely. Deposits that have sat for several irrigation seasons sometimes need a polishing step, and in the worst cases the glass surface is already etched. We check first and tell you what is realistic.
Yes. Those two story entry features are extremely common in the newer Pearland subdivisions, and we handle them on nearly every route. From outside we generally use a water fed pole so no ladder rests against your stucco or brick. Inside, we use extension poles with clean pads and lay drop cloths across the entry floor. If a chandelier or open stair rail is in the way, we adapt with a stabilized ladder.
Not necessarily. Waiting sounds sensible, but dust that sits on glass for months bakes on and gets harder to remove, and construction in a growing area can run for years. Many Pearland customers on active build streets go with a lighter, more frequent exterior clean while work continues, then a full interior and exterior detail once the lots around them are finished and landscaped.
