Work in Pasadena runs along the Houston Ship Channel and the neighborhoods that grew up to serve it. Much of the housing between Red Bluff Road and Spencer Highway went up in the 1950s and 1960s, so we see a lot of aluminum frame single hungs, jalousie panels on enclosed porches and original wood sashes that need a gentler hand than newer vinyl. Pasadena glass carries something most Texas cities do not: a fine petrochemical film that drifts off the Ship Channel corridor. It is oily rather than gritty, so a garden hose spreads it instead of removing it. It needs a surfactant and a proper squeegee pass to lift cleanly.
On top of that sits Gulf humidity and salt that rides in on east winds off Galveston Bay. The combination pits older aluminum frames and leaves a chalky residue at the bottom rail. We flush the tracks, wipe frames separately from the glass, and hand dry the sills so the residue is not simply pushed back onto the pane as it dries. Screens usually need a wash of their own here.
That texture usually comes from airborne oils along the industrial corridor settling onto glass and then holding onto ordinary dust. Rinsing with a hose smears it because water alone cannot break the oil. We use a surfactant in the wash water, agitate the surface with a scrubber, then pull it off with a squeegee in overlapping passes. Frames and sills get wiped separately so nothing runs back down the pane.
Yes. A lot of Pasadena housing still has original aluminum single hungs from the mid century build out, and those frames get chalky and brittle with age. We avoid abrasive pads on the metal, vacuum the tracks before adding any water, and use soft brushes so we are not grinding grit into the finish. If a balance or a latch is already failing, we point it out rather than force the sash.
