Pasadena is a city of period architecture and the windows tell you so immediately. Bungalow Heaven and the streets around it are dense Craftsman, with wide eaves, art glass in the upper sash and porch structures that decide where a ladder can safely stand. The neighborhoods above Orange Grove Boulevard and out toward the Arroyo run to larger period revival homes with steel casements, leaded panels and multi lite windows by the dozen.
Old Pasadena and the Colorado Boulevard blocks are storefront and restaurant glass, plus lobby and office work in the taller buildings nearby, all booked outside business hours. East Pasadena and the areas below the freeway hold more postwar housing where the pace picks up considerably. Above Washington Boulevard the streets start climbing toward the foothills, and access becomes the deciding factor again on those sloped lots.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

Sitting at the foot of the San Gabriels means Pasadena receives whatever those mountains send down. Dry canyon dust arrives on the wind through much of the year, and after a fire in the front range, ash settles across the entire city and lodges in every window reveal and sill it can find.
The basin adds its own layer, since exhaust haze that cannot escape the valley settles as a fine oily film on street facing glass. Multi lite windows make both problems worse, because grit collects in the corner of every small pane. We flood before touching anything gritty, work small panes by hand, and clean the reveals and sills so nothing runs back down at the first rain.
Yes, and they get hand treatment rather than production speed. Art glass in an upper sash often has soft lead or copper foil holding the pieces, which will not tolerate pressure or a wide squeegee. Each section is cleaned and dried individually. Deep Craftsman eaves and porch structures also limit ladder placement, so we plan setup around the architecture instead of leaning something against a detail that was never meant to carry weight.
By flooding first and never wiping dry. Ash is abrasive and alkaline, so a cloth on a dry pane grinds it in and leaves haze that does not come out. We rinse it away, wash with a solution that handles the residue, then clear the reveals, sills and tracks where the heavier material settles. Deep window openings hold a surprising amount of it, and skipping that step means it streaks down the glass at the first rain.
Yes, they are common in the period revival homes here. Steel casements have narrow muntins and small panes, so each lite is cleaned by hand and dried individually. Older units often have rust at the bottom rail and stiff or seized cranks, which we work around instead of forcing. Any corrosion or failing putty we notice gets reported, since steel windows are worth catching early rather than after a pane has loosened.
