Paradise Valley is the least repetitive place we work in Arizona. Lots are large, houses sit far apart, and almost nothing was built from a catalog. One property is a low midcentury with clerestory glass running the length of the roofline, the next is a newer build with a twenty foot wall of fixed panes aimed straight at Camelback Mountain. There is no standard job here, which is why we walk the property and count before quoting rather than pricing off square footage.
Access is the other half of it. Gated drives, staff who need notice, dogs, and pool decks that leave no flat ground for a ladder are all normal. We confirm entry arrangements before the day rather than on the doorstep, and crews here work with poles and staged setups more than anywhere else in the valley because so much of the glass sits above hardscape you cannot lean against.

Hard water is the defining problem on these properties. Large lots mean large irrigation systems, long throw heads and misting around pool decks, and all of that water carries the mineral load that makes a fixed pane go cloudy from the bottom up. On a wall of glass that has never been treated, the scale is often years deep.
The mountains add the rest. Wind coming off Camelback and Mummy Mountain carries fine decomposed granite that grits the glass and, on a west elevation in late afternoon, shows every particle. We treat the mineral scale as its own job before any general wash, because dragging grit across scaled glass is exactly how expensive panes get scratched.
We confirm it before the day rather than at the callbox. Gated drives, staff who need notice, dogs in the yard and delivery codes are all normal here, and arriving without arrangements wastes your morning and ours. When you book we ask how entry works and who should be told. If you would rather not be home, exterior work does not need you there, and we will confirm once the crew has finished.

The crew decides where each section gets worked from during the walkthrough. That approach also keeps equipment off your stone and your planting, which on these properties matters nearly as much as the glass does.
