Century old glazing putty turns brittle, wood sash swells and sticks in humid weeks, and beveled or leaded panels distort under pressure. The biggest local factor is not really the weather, it is the condition of what the dirt happens to be sitting on.
The dirt itself is the standard inland mix: traffic residue off the arterials, dust blown in from the canyon side of the city during a windy week, and pollen from mature street trees each spring. We hand detail the small panes, keep blades well away from soft putty, and treat frames and sills as part of the work rather than an afterthought.

We clean what opens, leave alone what does not, and keep blades well away from putty that is already crumbling. Transom glass above doors gets included, since it is almost always the dirtiest piece on the house. Anything we notice about the frame condition is reported before we work on it.
Yes, and it is entirely hand work. Leaded panels flex under pressure, so a squeegee pulled across one can distort the came permanently. Beveled edges trap residue where the glass meets the lead, which needs patient detailing rather than force. It takes longer than ordinary glass and is priced that way. If a panel is already bowing, we will say so and clean around the problem rather than making it worse.
Yes, the blocks around the university turn over every summer and those visits are a regular part of the calendar. What makes them different here is the age of the housing: many of those rentals are period homes with old sash and fragile screens, so a turnover clean is not a fast job. We work from a lockbox or with a manager, cover interior and exterior glass, and note anything already damaged before starting.
