Oakland changes completely depending on elevation. Down in the flats, Rockridge, Temescal and the streets around Lake Merritt are dense with 1900s through 1920s bungalows and Craftsman homes, tight lots, shared driveways and original wood sash. Around the lake itself there are apartment buildings and older towers where the window types change floor by floor.
Up in Montclair and the hills above the ridge highway the streets switchback, driveways drop away and homes hang off the slope with their largest glass facing the bay. Access up there decides the quote before anything else does. The port and the estuary put diesel particulate into the air on the west side of the city, and it settles as a dark, faintly greasy film on anything nearby. It is heavier than ordinary road dust and it streaks the moment it gets wet, which is why a rinse usually makes those windows look worse before they look better.
Up in the hills the problem inverts. Fog holds moisture in the trees for hours, and shaded north walls stay damp enough that a green edge forms along the frame. Add eucalyptus and pine debris on the sloped lots and the two halves of the city need genuinely different treatments. We degrease down low, treat organic growth up high, and hand detail old sash throughout.
If you are anywhere near the port or the estuary, it is diesel particulate. It is heavier and darker than ordinary road dust and it carries an oily component, so it smears the moment it gets wet. That is why hosing a window down often makes it look worse. It needs a degreasing wash with dwell time, then a full squeegee pass so nothing dries back onto the pane in streaks.

Streets switchback, parking is limited and the ground behind a house can drop a full story or more, so crews establish safe footing before anything gets carried up. Water fed poles cover a lot of it from stable ground. The downhill elevation usually holds the view glass and the hardest reaches, so we look at that side first and quote from there.
Constantly, since so much of the flatland housing dates from the early 1900s. Those sash have thick paint layers, aging putty and hardware that often stopped working decades ago. We clean what opens, leave what does not, and keep blades clear of putty that is already crumbling. Divided lite panes are detailed by hand. If a sash cord has failed or a pane is loose, you hear about it before we touch it.
