Almost everything about a Newport Beach job comes down to which side of the water it sits on. Newport Beach gets salt from two directions. The open ocean pushes a fine spray inland on the afternoon breeze, and the harbor holds its own damp, briny air that settles on anything facing the water. That film does not simply sit on the surface. It bonds as the moisture evaporates and leaves a haze that shrugs off a quick rinse.
The answer is a real wash rather than a spray down: a surfactant to lift the salt, a full squeegee pass, then detailing of the frame tracks where salt collects and pits aluminum. Homes on the sand or right on the channel usually need a shorter interval than places a mile inland. Where irrigation water has already etched a pane, we point it out early instead of scrubbing at it.
Glass within a block or two of the harbor or the sand usually looks hazy again in about three months, because salt keeps landing on it every day the breeze comes off the water. A quarterly interval keeps the film from building into something that needs aggressive work. Homes further inland, up around the bluffs or past Jamboree Road, generally hold up fine on a twice yearly schedule. We do. Two story view walls and clerestory panels are common on the Corona del Mar and Newport Coast side, and most of them can be reached with water fed poles from the ground, which avoids leaning ladders against a finished exterior. Where the grade drops away behind the house we use ladder stabilizers and level footing rather than improvising. Interior sides of those same panels are usually done from an interior ladder on the same visit.
