Working in New Orleans means working around architecture that was standing long before anyone thought about window cleaning. Shotgun houses through the Bywater and Marigny have tall double hung sash set in old cypress. Garden District homes carry gallery windows that reach the floor and swing open like doors. In the French Quarter there are louvered shutters over nearly everything, and those come off, get cleaned and go back before the glass behind them is even reachable.
Access is the other half of the job. Narrow side alleys, raised foundations, wrought iron balconies and a neighbor's wall three feet away mean a ladder often will not set, so crews work from inside where they can and from poles where they cannot. We ask about painted shut sash at booking, because a window that has not opened in forty years will not open for us either, and planning the interior work around that beats forcing anything.

Humidity is the whole story on New Orleans glass. Air that sits heavy most of the year keeps a damp film on every pane, and that film feeds mildew and a green algae bloom on north facing windows, in frame corners and along the caulk lines.
It grows back. Anyone who tells you otherwise has not worked a summer here. What a proper clean does is reset the surface and pull the growth out of the frame channels where it takes hold, which buys months instead of weeks. Old cypress sash and dried glazing putty want a gentler touch than modern vinyl, so those are hand washed and dried rather than flooded with water.
Where the hardware allows it, yes. Louvered shutters hide the glass completely, and cleaning around them leaves half the pane untouched, so we unhook what comes off safely, wash both faces of the shutter, then clean the window before rehanging. Old hinges and pintles sometimes seize with rust or paint, and forcing one usually damages the frame around it. When that happens we clean what we can reach and tell you what was left.
Because the conditions never really change. Warm, saturated air keeps a thin damp layer on glass and frames year round, and that is all mildew and algae need to reestablish. Cleaning the pane alone leaves the growth living in the channels and the caulk, so it returns within weeks. We clean the frame, the track and the corners as well, which usually stretches the result to several months rather than a few.
We can clean them, we simply cannot open them. Plenty of sash in older houses here have been painted over so many times that the joint has fused, and prying at one damages the frame, the glazing or the glass itself. So both faces get cleaned in place, exterior from outside and interior from inside. Tell us at booking which windows do not operate and the visit gets scheduled with the right amount of time.
