Naples runs on a calendar more than a map. A great many homes here sit closed from late spring through October with panels up and the air held at a holding temperature, then need opening, airing and cleaning before owners fly back. That single fact shapes our year. October and November are the heaviest weeks on the schedule, and much of that work is opening cleans: panels and shutters off, the glass behind them washed, lanai glass cleared before anyone arrives.
The housing splits three ways and each wants a different approach. Old Naples west of Tamiami Trail has low cottages and older two story homes on narrow lots near Third Street South and Broad Avenue. Port Royal and the Moorings put wide water facing glass on the bay and canal side. Then there are the buildings along Gulf Shore Boulevard, where the work is upper floor lanai glass and railings, and access is arranged through a building manager rather than an owner.

Sitting this close to the Gulf means salt reaches glass every day the breeze comes onshore, and the west facing side of a Naples home always carries it worst. In the beachfront buildings that salt combines with constant mist and hardens into a film a household spray only smears around. There is a second problem unique to closed houses. Glass sealed behind panels for five months picks up a dull haze from trapped humidity and the grit that comes off the shutter channel.
Salt comes off with a pure water rinse that leaves no detergent film behind. Opening cleans include the shutter tracks and panel channels, because grit left up there washes straight back down the glass in the first storm of the summer.
Yes, and it is a large part of what we do here every autumn. An opening clean covers the exterior glass, the lanai and the panes that sat behind storm panels all summer, plus the tracks and channels those panels run in. Owners usually give us a date they land and we work backward from it. Because October and November fill quickly in Naples, booking a few weeks ahead is worth doing rather than calling the week you arrive.
We do, and the arrangement usually goes through the building rather than the unit. For beachfront buildings on Gulf Shore Boulevard we coordinate with the manager on access, insurance paperwork and which method a particular building permits, since some allow pole work from the lanai and others do not. Individual owners can book their own lanai glass and sliders separately. Salt on those upper floors is heavier than at street level, so most units go twice a year.
It dulls. Trapped humidity and still air behind a closed panel leave a haze on the pane, and the shutter channel itself collects sand and salt through the whole season. Cleaning only the glass misses the source, so grit in the track washes right back down in the first heavy rain.
