Miramar is a long thin city and it changes character as you drive west along Miramar Parkway. The eastern end near US 441 is the original town, 1950s and 60s single story ranch homes on small lots with jalousie porches and carports, on streets narrow enough that parking a van takes thought. Ten miles west the same city is brand new, two story houses with tile roofs, arched entry glass and screened patios inside gated communities.
Between the two sits a large business district of offices, distribution buildings and corporate campuses, and that work is scheduled outside business hours and arranged through facilities. We never try to run east Miramar, west Miramar and the business park in a single day. They are three different jobs with three different rhythms, and treating them as one city on a map is exactly how a quote goes wrong.

Those homes need frames and hardware cleaned along with the glass, since a corroded channel keeps marking a pane no matter how well it was washed.
The western end deals with water and insects. Communities out there back onto canals and the conservation edge, so humidity stays high, midges gather on lit glass in warm months and lake fed irrigation leaves a mineral band on ground floor windows. Newer construction also means screened patios that catch everything before it reaches the glass, so we clean the enclosure with the windows out there.
Yes, though we run them as separate days. The city stretches a long way and the two ends need different equipment and different amounts of time, so combining them into one route means somebody waits. When you call, the cross street tells us which side you are on and which day suits. Gated communities out west also need access arranged in advance, which is easier when you are grouped with your neighbors.

Aluminum frames from that era pit and chalk, and the channels hold a gritty residue that keeps marking the glass after it has been washed. We clean the frame and the track along with the pane, and free up crank hardware where it has stiffened. Corrosion cannot be reversed, but removing what sits in the channel stops it from streaking the glass again.

The commerce district here holds offices, distribution buildings and corporate campuses, and that work is entry glass, lobby walls, interior partitions and ground floor exterior windows on a scheduled contract. Most of it happens outside operating hours. Sites requiring badging, escorts or a lift permit get arranged with facilities beforehand so nothing holds the crew up on arrival.
