Metairie was built on drained ground between the lake and the river, and the canals that keep it dry run right through the middle of the neighborhoods. That shaped the housing. Most of it went up between the 1950s and the 1970s: low slab ranch houses, wide aluminum frames, awning windows that crank outward, and jalousie panels on carports and back rooms of a type nobody manufactures anymore. Very little of it is standard.
Old Metairie is the exception, with larger lots, older houses and live oaks big enough to shade an entire roof. Routes there move slower because of the canopy and the fences. Newer condominium and office glass lines Veterans Memorial Boulevard and the blocks near Lakeside, and that gets booked as commercial work. Anything backing a drainage canal takes an early slot, since the ground along those banks stays soft well into the day and a ladder needs firm footing under it.

The air here rarely dries out. Sitting below sea level between a lake and a river keeps humidity high day and night, and canal banks add their own moisture, so glass holds a permanent damp film that algae and mildew feed on happily.
It appears first as a green haze along the bottom rail and in the corners of north facing windows, and it returns through the warm months no matter what anyone does. Cleaning the frame and the track matters more than the pane, because the growth lives in the channel. Jalousie panels are the worst of it, since every louver has an edge that traps moisture and holds it.
We do, and they are common on houses of this era. Jalousies are slow work, because each louver has two faces plus an edge, and the clips holding them grow brittle with age, so they are priced by the panel rather than by the opening. Awning windows crank out far enough to reach both sides in most cases. Both types trap moisture along their edges, so those spots get dried rather than left to sit.
By treating the frame as seriously as the pane. That green haze starts in the track, the caulk line and the corner where moisture never evaporates, then spreads outward across the glass. Washing only the pane leaves the source in place and it returns within weeks. We scrub the channel, clear the weep holes, wash the frame and finish the glass last, which usually holds the surface clear through most of a season.
Yes, with a little planning. Ground along the canal banks holds moisture and stays soft, so a ladder set there needs a base board or a leveling foot rather than being planted in wet turf. We schedule those properties earlier in the day when the ground is firmer and the rear yard is not yet in full sun. Where the bank is too narrow to work safely we reach that elevation with poles instead.
