Memphis sits up on the bluffs with the Mississippi below it and flat delta ground running west, and both ends of that show up in the work. Midtown neighborhoods such as Central Gardens and Cooper Young hold 1920s brick and stucco houses with tall original sash, wood storm windows and transoms over the front doors, and those are slow, careful jobs by any measure, usually booked as a full day rather than a half.
East of Poplar the housing turns midcentury and then modern, with wider lots and far simpler access. The ground itself is part of the problem here. This region sits on loess, a fine wind blown soil, and any dry stretch puts a light powder into the air that settles onto sills and works its way into screen mesh, where it stays until somebody washes it out.
River air handles the rest. Fog and haze off the Mississippi keep glass damp most mornings from fall through spring, and that damp holds the dust in place instead of letting it blow clear. Add a heavy spring pollen load and the summer mildew that comes with Delta humidity, and Midtown houses under old shade trees usually want three visits a year rather than two.

Wood storms on Central Gardens and Cooper Young houses are heavy, often original, and the joints loosen with age, so each one comes down flat, gets cleaned on both faces and returns to the opening it left. We check the hangers and the pins while they are off. Anything cracked or swollen shut stays where it is, and we tell you which ones rather than forcing them.
River fog is the usual answer. Moisture rising off the Mississippi settles across the bluffs overnight and leaves a damp layer on the glass, which then traps whatever fine dust is in the air. By midmorning it dries into a haze. It is not a seal failure unless the fog sits between the panes. We work bluff side and riverfront properties earlier in the day, before that cycle starts over.
We do, and those buildings are a category of their own. Converted warehouses along the riverfront and through the South Main area have huge steel or wood industrial sash, often original, with many small lites and putty that has aged for a century. That means hand work rather than a wide squeegee, and no scraping. Interior faces are straightforward. Exterior faces above the second floor depend on what access the building allows.
