Melbourne sits between the Indian River Lagoon and the Atlantic, and the causeways across that lagoon decide how a working day gets planned. Beachside communities on the barrier island get their own block of time, because crossing back and forth over the water costs more than most people expect. On the mainland the work spreads from the older downtown along New Haven Avenue up to the Eau Gallie arts district, both of them low brick buildings with storefront glass and upper windows.

The lagoon is a saltwater estuary, so homes facing it get salt without ever seeing the ocean. It is lighter than beachside salt but it is constant, and combined with lagoon humidity it forms a film that dulls glass on the water facing elevation. Screens on that side hold it too. Barrier island properties carry a much heavier load and a shorter interval to match.
Brevard also gets a real pollen season in spring and afternoon storms all summer that streak dust down a pane. Our approach is water led, flood and rinse rather than wipe, with a pure water finish on anything within reach of salt air and the frames and tracks cleaned so the next rain does not undo the work.

Those properties also take a heavier salt load than anything on the mainland, so they finish with a pure water rinse and the screens and tracks get cleaned in the same visit rather than being left for later.
